Booking Conditions
1 – PAYMENT
If you contact us, asking for the reservation, we will provide you with IBAN or other required payment methods, if available, for the payment of the deposit or the balance.
The payment method by credit card is available on the Avaibook platform, you can find the direct link in the pages of individual villas.
2 – TERMS OF PAYMENT – BANK TRANSFER
In case of payment by bank transfer, please inform the payment by email, at info@bertollivillas.com
3 – CANCELLATION on the part of the client
After two months or on dates prior to the arrival date, the possibility of free cancellation of the overnight stay applies and the refund of the deposit is included.
If the cancellation is requested less than two months from the date of arrival, there will be no refund.
4 – CANCELLATION BY THE OWNERS
If, due to circumstances beyond our control, we are forced to cancel your booking, the amount paid will be refunded in full. However, we are not responsible for any other costs incurred on your holiday.
In the case that the balance is not paid in the agreed time (4 weeks before intended arrival), the owner reserves the right to annul the booking and keep the entire deposit.
5 – INSURANCE
It is recommended that you take a travel insurance to protect yourself.
6 – ALTERATIONS AND AMENDMENTS
A change of dates constitutes a new rental contract.
7 – NUMBER OF VISITORS
The number of people may not exceed the number of sleeping places indicated in the property summary. This includes children.
One Infant under the age of 24 months may be accommodated over and above the number of persons permitted; in this case we ask for advance notice.
8 – COTS
One cot is provided by the owner and included in the price with prior notice. For more than one there will be an extra charge of 40 Euros.
9 – HOUSEKEEPING
The villas undergo sanitizing cleaning before each check in.
Final cleaning of the house is included in the price.
The kitchen must be left in good condition. Dishes and glasses must be left in order, otherwise a surcharge will be applied.
Daily cleaning service can be requested, with methods and costs to be agreed with the secretariat.
10 – LINENS
Bed and bath linen are included in the price.
Pool towels are provided at no extra cost.
11 – BEHAVIOUR
The signatory party is responsible for the correct behaviour of those in his or her party.
12 – ARRIVAL AND DEPARTURE TIMES
In order to provide the finest for our guests, we kindly ask that you arrive Saturday from 16.00 to 18.00. In case of arrival at a different time, an extra fee of 30€ is applied to be paid at check in. In case of arrival after 20.00 the rate will be agreed with the secretariat.
Check out is 10.00 am. Special arrangements may be made with advance notice.
13 – LOW SLUNG CARS
Our houses are located in the countryside and some roads are uneven and unfinished.
Please take this into consideration if you are planning on arriving in a sports car or other low-riding vehicle.
14 – PETS – ANIMALS
No animals on the property with the exception of a stray cat which sometimes turns up.
If you would like to bring your own pet with you, please let us know in advance.
There are geckoes on the property.
15 – SWIMMING POOLS
Swimming pools are not open all year. If your rental period is outside the period 15 May to 1 October. Weather permitting it may be opened outside this period but please check with us.
There is no lifeguard on duty. The pool should not be used by children under 18 years of age unattended and no responsibility will be taken by the property owners in case of accident or death.
16 – WATER
Please note that the properties that we offer are converted farmhouses full of character and history. Water shortages do occur , please use sparingly during the summer months.
17 – ELECTRICITY
Italy is probably one of few countries in the world where the government has introduced a system of electricity limiters to contain national consumption. This means you must be careful when using more than one appliance at once because the limiter will shut the electricity off.
OUR ENVIRONMENTAL FRIENDLY POLICY: We kindly ask for your cooperation- please switch off the lights when you are not using them!
18 – PHOTOGRAPHY
Photographs taken at our properties cannot be used or sold for profit without written authorisation.
19 – CAMPING
No camping is permitted on the property grounds.
20 – HEATING COSTS
Are not included in the price.
Please note that heating in Italy is more expensive compared to other countries. If you look for a property in winter time ask for an estimate.
21 – AIR CONDITIONING TERMS
Use of the air conditioning will be fully include.
22 – SECURITY DEPOSITS
The Security Deposit of € 500 must be handed to the owner in cash upon check in.
You will be asked to sign off on a document stating that all appliances and furnishings and fittings on the property are in working order and good condition.
Costs of damages incurred (excluding normal wear and tear), will be deducted from this deposit.
You agree to pay additional charges should damages or costs exceed the amount of the security deposit.
The deposit, minus charges, will be returned to you on departure.
23 – COMPLAINTS
Should problems arise inform Anna, our secretary, immediately.
Unforeseen inconveniences do not entitle you to a refund.
24 – LIABILITY
The property owners are not liable for damages or theft. You and your party cannot hold them responsible for any damages incurred during your stay on the property.
This includes, but is not limited to, injuries, death, fire or water damage, or theft. The owners are not liable for consequential damages.
25 – DISPUTES
You agree that any disputes or other legal matters between parties will be held in the courts of Lucca and Italian law will prevail.
